Dan led a 10 person Leasing and Site Management team responsible for 1,300 City assets valued greater than $1.5 billion. Held responsibility for leasing, marketing, construction and renovation, tenant relations, ROI analysis and general administrative affairs with tenants. Spearheaded aggressive recovery of aged account receivables. Personally recovered over $6,000,000 of 4 to 10 year old outstanding receivables.

Provided strong organizational leadership and active participation in issue management for the Real Estate Division. Resulted in a significant gain in employee morale and productivity despite budget constraints.

In 2002 and 2003 was responsible for acquiring approximately 80% or $50,000,000 of all City real estate acquisitions. Led due diligence team consisting of the client department, treasury, engineering, environmental, legal, risk management and appraisal for numerous real estate acquisitions.

Led negotiations with Ledcor Real Estate to acquire the first ever design-build policy facility. This acquisition resulted in a savings of 57% from the budgeted construction amount.

Was the real estate project manager for the Front Street Extension. Appraised numerous scenarios for the proposed route for the Front Street Extension ranging in value from $50,000,000 to $210,000,000. Was responsible for providing all real estate acquisition related capital budgeting estimates for all City Departments, Agencies, Boards and Commissions.

Provided detailed cost benefit analysis and lease vs. purchase analysis when required for City Departments, Agencies, Boards and Commissions.
